"Seems"

Again sorry for "the grumpy" last night/morning, whatever.  ;) My stance regarding the word "seems", is that it actually avoids NPOV. Stating that something "seems to contradict" is more cautious and brings the focus to the facts, not accusations.

I think it might have been more about the wording surrounding that part that was the problem. You seem to be on board with that, I think. Since I changed the structure but kept "seems".

Thoughts on zoning and variances

The C-2 "Community Business District" is defined in Chapter 511, Article X of the Buffalo City Charter -- specifically, §511-31 through §511-34. Under Section 511-32, hotels are specifically listed as a permitted use.

Without knowing what was actually discussed at the meeting you attended and based only on what you said in channel, it appears that folks were concerned about greenspaces.

Following an excerpt from Section 511-34, Subsection A.1, titled "Lot, area,and bard requirements"

Lot area, yards and courts for dwellings and dwelling portions of buildings other than hotels: same as the R5 District, except that the front yard requirements shall be waived for dwellings erected above the ground floor of a building when said ground floor is designed and used exclusively for commercial purposes. Side yard requirements for such buildings shall be similarly waived, except where the lot adjoins the side lot line of premises situated in any R District.

The emphasis is mine... Hotels are specifically exempted from the lot area and yard requirements in the R5 District. The R5 District is set aside for apartments and hotels.. I don't really know why they wouldn't request a rezoning to R5 rather than C2 -- except that as a C2 district, they are permitted to have other commercial operations within the building (shops, etc).

Section 511-33 permits a maximum height of 40 feet for buildings in C2 zone -- but exceptions can be made under Section 511-113. Section 511-113, Subsection B says:

Hotels, motels and office buildings in a C2 District as approved individually by the Common Council under such terms and conditions as the Council may prescribe.

Make of that statement what you will -- it appears that the Common Council can permit hotels, motels, and office buildings to exceed the 40 foot restriction, but such exceptions must be made individually. The Common Council can set their own terms when making this exception so long as those terms don't violate other parts of the C2 zone definition (along with the R5 restrictions where applicable).

Thus far, except perhaps for the height, I can't see why they'd request a variance.... Except that it's possible hotels constructed under C2 might still be subject to side-yard and lot size requirement contained in the R5 definition. I suspect that they are not subject to these restrictions, but I'm going to read any more tonight. It'll be tomorrow afternoon before I look at this again.

about the article "Monk's body pristine, fifteen years postmortem"

Dear Friend,

i don't think the article should be deleted or disputed. It contains original reporting which has to do with the information by some coroners as well as the Church opinion. It is the first article(in english) about this specific matter on the internet. Some days ago some guys from Wikinews stated that the english-language sources are not enough. It is characteristic that there are websites that have been referred to the issue through the publication of this article in Wikinews. If you think that the article needs clean up, do it so. However, i do believe that the article, as it is, it contains many information about the matter; even more than International news agencies contain in their reports.

hotel demonstration

A thought occurred me (amazing, huh?). Anyway, in the state of Maryland, it is real estate law that any property up for resale, where there are tenants, the tenants are granted "the right of first refusal". Welcoming users

Thanks for your work welcoming users... I've heard from Wikipedia editor who tell me how suprised and pleased they are to be welcomed so quickly to our community (even IPs!!!!)... When you welcome a user, would you mind using {{subst:hello}} rather than the simple {{hello}} -- using subst actually copies the text to the page where using a straight "hello" only transcludes the welcome message. Transclusion increases server load and it causes the welcome message on a user's talk page to change whenever we change the standard "hello" message. Original reporting source template

I think there are a couple of pieces of information that should be included with every original reporting article: the username of the reporter, the location of the reporter, and the date that the reporting took place. I've made a start on an original reporting source template that implements this. Usage thus:

... the idea being that you slap the template onto the talk page, and then add comments after it. Someone may like to make it look prettier, perhaps with one of those boxes? With articles that have more than one original reporter, each reporter would add the template to the talk page with their own details.
